South Carolina Housing (SC Housing) has officially released the preliminary applications for the 2025 9% Low-Income Housing Tax Credit (LIHTC) program. This initiative offers both for-profit and nonprofit developers a significant incentive to create and sustain affordable housing across the state. The LIHTC program stands as the nation’s most extensive affordable housing initiative, supporting projects ranging from new construction to rehabilitations and adaptive reuse.

This year, only two preliminary applications have been submitted from our region, and both are located in Beaufort County. While these projects represent important steps toward increasing affordable housing options, no applications have been submitted from Jasper County, highlighting the ongoing challenges in securing LIHTC funding for projects in both counties.

BJHT is actively working to advocate for revisions to SC Housing’s Qualified Allocation Plan (QAP) to ensure that more projects in Beaufort and Jasper Counties can successfully compete for funding. Current program requirements, including scoring criteria and funding allocations, may unintentionally limit development opportunities in our region. By proposing changes to the QAP, BJHT aims to create a more equitable distribution of resources that will better serve the workforce and low-income families who need affordable housing the most.
