The U.S. Department of Housing and Urban Development (HUD) has released the 2025 Area Median Income (AMI) levels, a critical benchmark used to determine eligibility for many housing programs across the country. These new figures will directly impact how affordable housing is planned, developed, and accessed in Beaufort and Jasper counties.
These figures also translate to monthly affordability thresholds. For example, a household at 80% AMI can afford a monthly housing cost (including rent or mortgage, utilities, taxes, and insurance) of approximately $2,203 in Beaufort County and $1,520 in Jasper County.
Understanding and applying these AMI levels is vital to ensuring that housing opportunities remain accessible for our region’s workforce and most vulnerable populations. The Beaufort-Jasper Housing Trust (BJHT) uses these benchmarks to guide our investments in home repairs, homebuyer assistance, and the development of affordable and workforce housing.
