
The Town Council of Hilton Head Island held a workshop on July 29, 2025, to update the community on workforce housing initiatives. There was a packed house with much discussion regarding the status of workforce housing on the Island. Town staff covered a comprehensive 45-page presentation and allowed time for public comment.
- Approximately 1 in 5 properties are short-term rentals – just over 7,000 properties are permitted as short-term rentals.
- The median income sale price for a single-family home has gone from $553,037 in 2020 to $1,011,471 in 2025. That’s an 82.89% increase in just 5 years.
- The median income sale price for a condo has gone from $283,154 in 2020 to $488,579 in 2025. That’s an 72.55% increase in just 5 years.
- The Town estimates nearly 400 units of workforce housing units currently available on the Island from a myriad of sources. There are nearly 400 more units of proposed workforce housing that could be approved in the future from both private and town-supported efforts.
