Creating New Housing Opportunities in Jasper County
Jasper County has transferred approximately six acres of publicly owned property along Argent Boulevard to the Beaufort-Jasper Housing Trust (BJHT) for the development of workforce and affordable housing. The transfer creates an opportunity for BJHT and Jasper County to leverage a valuable public asset to address the growing need for housing that is attainable for the people who work in the community.
The Vision
- Develop the property as a workforce housing community serving income-qualified residents
- Initial emphasis on teachers / school district employees
- By contributing publicly owned land, Jasper County helps reduce one of the largest costs associated with housing development
- Reduced cost allows BJHT to leverage the land’s value with private investment and other funding sources

From Land to Housing
The transfer of property is the beginning of the development process, not the end. BJHT will use a competitive Request for Qualifications (RFQ) and Request for Proposals (RFP) process to identify qualified development, construction and financial partners and determine the approach that best serves the property and the community.
The final project will be shaped by site conditions, infrastructure, financing, local development requirements, and community needs.
Investing in Jasper County’s Workforce
This project reflects BJHT’s broader strategy of working with its member jurisdictions to identify publicly owned land that can be leveraged for housing. Rather than simply funding individual developments, BJHT can use assets such as land to participate more directly in creating housing, attract additional public and private investment, and help ensure that affordability remains a central component of development.
Project Status
BJHT is currently completing early pre-development work and preparing to identify qualified partners for the property. Specific details regarding the development plan, number and type of homes, affordability levels, and anticipated timeline will be determined as the planning and procurement process progresses.
