The South Carolina Housing Preservation Initiative (HPI) continues to provide an important resource for homeowners across the state by helping low- to very low-income households remain safely in their homes through critical repairs. The program focuses on correcting life, health, and safety issues while preserving South Carolina’s existing affordable housing stock.
Through the program, eligible homeowners may receive assistance for major home repairs, including roof replacement, HVAC systems, water heaters, plumbing, electrical work, accessibility modifications for persons with disabilities, and other essential repairs. Depending on the scope of work, a private home inspection may be required to identify additional improvements needed to ensure the home meets safe and decent housing standards.
Approved Sponsors, such as Beaufort Jasper Housing Trust, coordinate the entire repair process with qualified contractors, making the experience as seamless as possible for homeowners.
Repairs totaling less than $15,000 are provided as grants. Projects exceeding $15,000 are offered as forgivable loans, which are fully forgiven if the homeowner continues to occupy the property as their primary residence for the required affordability period. This approach allows families to remain in their homes while helping communities preserve existing affordable housing rather than losing it through deterioration.
