Site work is officially underway on Northpoint, Hilton Head Island’s first dedicated workforce housing community — marking a significant milestone in addressing the island’s housing challenges.
Northpoint will bring 157 new apartments to the island, with a clear mission: all residents must work on Hilton Head Island. This innovative approach directly supports the island’s workforce by providing housing opportunities for those who serve the community every day. The development is a partnership between the Town of Hilton Head Island and OneStreet Residential.
Key components of the partnership include:
- $1 million investment from the Town
- A 65-year ground lease on the property
- Long-term commitment to workforce housing stability
In addition, the Board of Directors of the Beaufort-Jasper Housing Trust (BJHT) approved a $100,000 grant to support the project, reinforcing the regional commitment to expanding workforce housing opportunities in Beaufort and Jasper Counties. This layered funding approach demonstrates how municipalities, nonprofit housing trusts, and private developers can align resources to bring impactful projects to life.
Monthly rents at Northpoint are projected to range from $1,600 to $3,600, depending on household income and unit size. By targeting middle-income earners (including teachers, healthcare workers, hospitality employees, first responders, and service industry professionals), Northpoint aims to stabilize the local workforce and reduce long commutes from off-island communities.
Northpoint represents more than a new apartment community. It is a strategic investment in Hilton Head Island’s economic sustainability, ensuring that the people who power the island’s schools, hospitals, restaurants, shops, and businesses have the opportunity to live in the community they serve. The first apartments are expected to be available in early 2027.
