SC Housing has released the initial scoring for the 2026 competitive 9% Low-Income Housing Tax Credit (LIHTC) program, one of the state’s most important financing tools for developing affordable rental housing. The initial scores represent another milestone in a highly competitive statewide process that will ultimately determine which developments receive tax credit awards later this year.
Competitive applications have been submitted in both Beaufort and Jasper counties, providing an opportunity to bring much-needed workforce and affordable housing to our region. While the published scores are preliminary and subject to further review before final awards are announced, the presence of local applications demonstrates growing developer interest and continued momentum in addressing the region’s housing shortage.
In addition to the competitive 9% LIHTC program, applications for SC Housing’s 2026 Tax-Exempt Bond program are due in mid-July. This financing program supports larger-scale affordable housing developments through tax-exempt bonds paired with 4% Housing Tax Credits. Based on the preliminary applications submitted, the Lowcountry is also expected to be well represented in this funding round, with several projects in Beaufort and Jasper counties positioned to compete for awards.
Together, the 9% LIHTC and Tax-Exempt Bond programs represent significant opportunities to expand the supply of workforce and affordable housing across our region.
